Ireland Street Ponsonby Partial Staging Case Study

Background:

This is an historical property of Ponsonby. The owner had lived there for 35 years, but it was now time for her to retire and move to Australia to be closer to family.

The real estate agent commissioned my colleague (Jules Conlon) to partially stage and style this lovely villa to present it to the market for a successful sale.

Jules asked me if I would like to be involved in this project and of course my answer was unreservedly, yes – as I love to create the romantic and all things beautiful!

The Objective:

The brief was to assist the owner in what items could stay and what needed to go.

What we did:

We then introduced soft furnishings to existing sofas and armchairs, rugs, lamps, some art, flowers and accessories plus some extra furniture indoor and outdoor to complement.

The Result:

This charming home was sold  2 x weeks prior to auction to a couple returning from London who fell in love with it and did not want to be out bid at auction.

Unitec Staging for Photo Shoot

Christine Prestwood, Unitec marketing manager had the right idea to stage this recently built re-locatable house for a photo shoot. Housedressings was commissioned to dress up the living areas to add more appeal to potential buyers.

Statistics have proven that most people find it difficult to visualise empty spaces. Professionally furnished homes can attract more buyers and may gain a higher selling price and spend less time on the market.

My brief was to furnish the open-plan kitchen/dining/lounge room of a 3 bedroom, relocatable house built on campus by Unitec’s carpentry and plumbing students. Once completed, houses are on-sold to the general public for $106,300 (incl GST) + moving costs. Monies earned from the sale of these houses goes towards the cost of materials for the next round of apprentice training, i.e. building more houses. We’re confident Lorraine’s expertise in dressing the living space, will increase the appeal to any future buyers and help to increase sales.
